Leasing Property
Leasing a site can be a less expensive option and is typically less complicated than buying property. You do not have to worry about the high costs and hassles that purchasing and maintaining your own land would have, while still enjoying the comfort and security of living in an established community, close to the city’s amenities.
The Benefits of Leasing
Leasing can be a good option because the costs of the property are much lower than buying outright. Havill’s can help you locate an available home site in the rental community that is best suited for you. Different Land Leased Communities will charge different monthly lot rents, depending on proximity to the city, etc. Ask your home consultant about what the lot rent would be for the community of your choice, and what services will be included in that fee.
Understand the Details
Make sure you understand, and can live with, the terms of your lease. As with purchasing land, there are a number of issues to consider:
- Relocation - Are there provisions in the lease to assist you, or hinder you, if you should choose to relocate your new home in the future?
- Rules - If the property is in a community, are there rules and regulations that tenants must abide by?
- Fees – What are the monthly lot rent fees and what services are provided by the community?
- Amenities - Are there schools, public transit stations, groceries stores, or other amenities nearby that suit your lifestyle?

Buying Property
Owning the property under which a new mini home is setup can be attractive to many buyers. Owning your own land may make it easier to qualify for conventional financing, and the land and home together may increase in value faster than owning a home alone.
Before You Buy
Do you have a property in mind that you think would be good for your home? Before you buy, there are some things to consider:
- Placement of the home on the property
Will the site accommodate the home selected?
- Access to the site
Homes are delivered on heavy, oversized trucks, so road access is important.
- Zoning, permits, development fees
Are there any regulations or restrictions that would keep you from installing your home on this location?
- Utility location
Is there access to gas, electricity, water, sewer or space for a septic system, and all other utilities you need?
- Preparing the site
The land needs to be cleared, graded, and serviced to be made ready to accommodate your new home; have you considered all the costs?
