The decision to locate a mini home on private land brings a lot of variables into the mix. Each variable can provide an advantage or could incur an added cost. Here is an example:

Approximate Costs for Developing a Parcel of Land for a Mini Home:

COST OF LAND:                                                 $20,000 – $40,000

TAXES:                                                                 1.5% of purchase price of land

LAND CLEARING & ENTRANCE ROAD:    $8,000 (up to 100ft of driveway, including culvert)

HOME SITE PAD PREPARATION:               $3,500

WATER SUPPLY (WELL):                               $5,000 – $8,000

SEPTIC FIELD:                                                  $15,000 – $20,000

ELECTRIC (POLE INSTALLATION):           (1st 125ft of line is free) additional poles can range from $800 –                                                                                      $1,500 each, pending site visit by NSP planner

LANDSCAPING:                                                $5,000

LEGAL FEES:                                                     $500 – $1,500

POTENTIAL REBATES? (GOV’T)                  up to $1,500 PST rebate + 36% GST rebate


SURVEYOR’S FEES                                     $1,000 – $2,000

APPRAISAL FEES                                        $250 – $350
