Proper site preparation and professional home setup are absolutely necessary for maintaining the quality construction and durability of your manufactured home.

If you are setting up your home on your own land, we can give you advice on how to prepare the homesite, and what space we will require to maneuver your new or used home into position. Before your home can be delivered, you must make sure that the site is accessible and has been properly prepared. It is necessary that a Havill's representative inspect the homesite before home installation (no charge).
Some Guidelines to Consider When Preparing Your Homesite:
- The site must be as level as possible.
- The site area must be cleared of trees, rocks, and any other debris that would interfere with the delivery of your home.
- Any soil must be well-graded and sloped to allow water runoff. The babbling brook is nice but a stagnant pool is not.
- Your gravel pad must meet CSA standards for your area, if you are unsure what the requirements are for your surface mount foundation, contact your local municipal office, or call the Havill’s service department for our expert advice.
- The site must be accessible by the truck transporting your home to the homesite. The babbling brook that you love so much may be beautiful, but if it has to be crossed by a little bridge that a car has trouble crossing - something else will have to be arranged for the oversized truck delivering your home.
- Before any home is delivered to private land, the service manager is the one who will determine if the site is suitable. If he thinks it is not accessible or impossible to maneuver the truck on, he can call off the delivery. For this reason, you will want to get a free “site scope” done early into your land preparation process, to prevent re-doing any work if it does not meet our delivery crew’s requirements.
When it comes to site preparation, you may be able to save contracting costs by doing some of the work yourself, like removing trees, shrubs and debris. Most site-preparation, however, such as leveling the site, and putting in a suitable driveway, will require a professional. A respected professional will know how to ensure that the homesite is properly prepared and has proper drainage.
